Pre-Sale Building Inspections

Looking to sell your home in Cairns? Pre-sale building inspections undertaken by Capstone Building Inspections should be an essential step in your property selling process. This building inspection is a thorough examination of a property’s condition before it is advertised for sale on the real estate market.

The building inspection report provides detailed information about the property’s condition, highlighting any structural issues, significant defects, major and minor maintenance requirements and safety concerns. This building inspection report serves as a valuable tool for property sellers regarding expenditure requirements for repairs necessary to successfully present your property to maximise selling opportunities.

Practical Completion Inspection

When your builder believes your new home is ready to occupy, they will formally notify you of its ‘practical completion’. Practical completion means the building works have been completed in accordance with your contract, any statutory requirements and is reasonably suitable to live in, meaning it functions as a normal home.

This is also the point where your builder will request final payment, so it’s important to ensure that you’re getting what you’ve paid for including the quality and workmanship expected for such a big financial commitment.

Capstone Building Inspections not only have extensive knowledge of Australian standards and building codes, but through ‘hands on’ experience of constructing new homes, commercial buildings, structural renovations including building inspections and an understanding of acceptable industry tolerances – we have the edge and an eagle eye to know the locations and areas most susceptible to poor workmanship, and where some builders and contractors cut corners. We’ve seen it all!

Dilapidation Inspection

Are you demolishing, building or developing? The purpose of a dilapidation inspection is to provide a record of the condition of the existing surrounding infrastructure before the commencement of any demolition, construction or development projects. Areas inspected include:

  • Buildings / facilities / assets
  • Structures
  • Fences
  • Roads and pathways

All visual defects in the form of cracks, settlement, movement, water seepage, spalling concrete, distortion, subsidence and other building and infrastructure defects are recorded and reported using photographs, measurements and descriptions on findings.

If you’re a builder, contractor or developer commencing construction works near or adjoining existing property, a dilapidation inspection is a must. Any equipment or machinery used that creates vibrations has the potential to cause significant damage and cracking to existing surrounding properties.

Dilapidation reports can be useful as evidence if any claims are made by the owner of a neighbouring property for damage they believe has occurred as a direct result of your building and construction works.

Specific Building Problem Investigation

Whether it’s a new build, an older home or a renovation to an existing property, problems can arise that may need expert advice from a qualified builder and building inspector. This building inspection report provides an analysis and confirmation of a particular issue and allows for planning of rectification works.
Commonly requested investigations include:

  • Water leaks – wet areas, showers & baths
  • Moisture ingress – water damage, mould & rising damp
  • Cracking – floor, walls & ceiling
  • Subsidence (sinking building)
  • Roof construction – sagging roof or ceiling
  • Roof cover – leaks through roof sheeting
  • Structural (building integrity compromised)
  • Workmanship (not happy with a recently finished project)

Capstone Building Inspections can help to identify and provide information on the causation and recommend actions to rectify or provide advice on the best course of action to remedy. Our reports are detailed, comprehensive, easy to read and include photos.
